Levine of The Spandrel Group is adapting to the economy and providing a vast selection of services
Building on the solid foundation established by both his grandfather, Samuel Levine, and father, Robert Allan Levine, in the real estate industry, Ian Levine is taking his third-generation, family-owned and operated business — which initially sprung from a union painting contracting firm formed in 1968 — to the next level. Joined by his brother, Spencer Levine, and brother-in-law, Joshua Wein, the new generation expects to build upon the family’s reputation for knowledgeable industry expertise and strong network of contacts, while continuing to expand and look for new opportunities.
In an effort to adapt to today’s changing economy and provide a vast selection of services, Ian united his three affiliated boutique companies in 2008, including Spandrel Property Services, a property management and brokerage firm he founded in 2000; Spandrel Marketing Services, where Ian provides personalized real estate repositioning, consulting and marketing services; and Spandrel Staffing Services, which connects highly skilled concierge, doormen, porters and handymen with New York City’s residential developments all under one umbrella organization.
The Spandrel Group draws its expertise from the development and management of its own residential and commercial properties, enabling the firm to offer unparalleled experience and dedication to its clientele on a regional and national basis. Additionally, the group has already been tapped by a number of financial institutions to provide strategic oversight and development expertise for troubled and/or stalled assets.
“By offering our clients an array of synergistic services under a single umbrella in addition to the same level of quality and integrity that we offer our own developments, we believe that we will be able to secure a larger piece of the market share, continuing our tract of growth and diversification,” said Ian.
Not only does Ian lend his expertise to The Spandrel Group, but he also serves as chief operating officer and chief financial officer for another affiliate company, R.A.L. Companies & Affiliates, which his father founded more than 30 years ago. One of a handful of dedicated core senior staff at R.A.L., Ian is responsible for directing the financial operations for the firm’s current residential projects, including One Brooklyn Bridge Park at 360 Furman Street in Brooklyn Heights and Loft 25 at 420 West 25th Street in Chelsea.
“Ian has the ability to direct complex financial operations on numerous properties while also managing the day-to-day operations of all R.A.L. divisions and overseeing asset management for every R.A.L. project, which includes monitoring project costs, financing and accounting practices,” said his father, Robert. “His knowledge and expertise come from a lifelong immersion in real estate coupled with a sound education in business administration. His management skills add tremendous value to the R.A.L. team.”
The company’s ever-expanding portfolio also includes the development of the ultra-posh condominium and resort development, Capella Telluride, in Telluride, Colorado, as well as The Inn at Lost Creek in Telluride.
Through its array of other affiliate companies, including CDA (Creative Design Associates), a leading boutique architecture and interior design firm, and Site Development Associates, which provides comprehensive landscape design, build, and maintenance services, Spandrel has the ability to offer expert service and consultation on residential and commercial development and management, providing expertise on everything from finance and acquisitions to zoning analysis, design and construction. Spandrel also offers exceptional developer-related services including, but not limited to, acquisition and budget analysis, financing package preparation, construction finance requisition preparation and monitoring and owner representation.
Recognizing a need in the Miami real estate market to provide all encompassing strategic oversight, Ian has expanded The Spandrel Group to the South Florida market with the creation of The Spandrel Group of Florida, LLC. The new location will focus on bringing its core services to the market and provide onsite representation for many of the area’s construction projects.
Within the coming years Ian intends to continue to grow Spandrel’s portfolio of properties under management as well as continue to further partner with financial insititiaions in providing consulting based services on property conditions, future marketability, repositioning and expand the brokerage business.
Ian is a licensed real estate broker in the State of New York, Colorado, Connecticut, Massachusetts and the Commonwealth of Pennsylvania, as well as a member of the Real Estate Board of New York, International Council of Shopping Centers and the New York Association of Realty Managers. He graduated from Babson College with a Bachelor of Science in Business Administration, where he majored in Entrepreneurial Studies and Real Estate.
Ian resides in Westchester, N.Y., with his wife, Meredith and two sons.
